Buying or selling real estate always involves a mixture of the obvious and unexpected. Each property and each buyer and seller bring something different to a transaction. Standardized forms and experienced brokers can provide a sense of confidence, but that often is not enough. An experienced legal advisor can:

evaluate special concerns and situations related to the property or the buyer or seller's requirements;

|
explain, support and coordinate where an experienced broker is not involved in a transaction;
|
|
review Offers to Purchase, Counter Offers, Title Commitments and closing documents.

It is not always clear when a simple transaction becomes complicated. It can also be twice as difficult to resolve issues after the Offer to Purchase is signed. As a result, it is generally better to get experienced advice early on in the process. |
